GENERAL
These Terms & Conditions constitute the Contract made by Sweet Lisbon Lda., the property owner of the accommodation featured in this website, and its Clients, applying to all reservations, bookings and agreements for accommodation and use of all services provided at The Lisboans Apartments.The Contract incorporate all the terms and conditions set out below. Portuguese law shall apply to the Contract and all the parties agree to submit to the non-exclusive jurisdiction of the Portuguese courts.
BOOKING
The submission of the online reservation form confirms the acceptance by the Client of the terms and conditions set out below and shall be binding on all the guests’ intention to comply with the corresponding Contract (including the guests that have not submitted the reservation form).
RATES
All rates for the apartments published on The Lisboans Apartments’ website are quoted in Euro (€) as a daily rate and do not include local and government taxes. The minimum rate presented for each apartment applies to 1 and/or 2 guests. Children up to 3 years old stay free of charge. Each apartment present the facilities listed on the respective webpage.
INCLUDED / NOT INCLUDED
Rates include normal use of water, cost of electricity, breakfast, housekeeping services of the apartments (including clean sheets and towels) and use of the communal laundry room. Rates do not include telephone, personal items & expenses and any excessive cleaning required during the accomodation or upon departure. The housekeeping services include a towel change on stays of two nights and over, and a change of sheets for stays of seven nights and over. A more frequent cleaning/change of sheets and towels is always possible, upon request and an additional charge. No other additional services, non-mentioned here, are included.
CANCELLATION/AMENDMENT
Reservations can be cancelled or amended free of charge up to 14 days before 12 pm (local time) of the first day of the Client’s reservation, as stated in his booking. If a reservation is cancelled or amended any later than that, the Client will be charged for the total amount of his intended stay, independently of the cancellation or amendment reason. In case of no show or early departure of all or any of the guests included in the reservation, the Client will also be charged for the booking’s total amount.
Knowing that anything can happen before the start of a trip, we recommend guests to secure themselves by taking out a travel cancellation insurance.
The amendments that may correspond or imply the increase of the number of accomodation days, the number of guests attending or the services included must also be previously requested by the Client and are subject to The Lisboans Apartments’ availability confirmation as well as to all the arrangements deemed necessary, reserving The Lisboans Apartments the right to change the terms and conditions stated in the Client’s booking.
The Lisboans Apartments’ Management Team will have to assure the compliance with all the admission requirements imposed by the Portuguese law regarding all guests checking-in and it is within the right to refuse all guests that do not comply with the said requirements. The non-compliance will be handled as a no-show, and the stay will be charged as such.
CHECKING IN & OUT
Guests can check-in after 3pm (15h00) and shall check-out before 11 am (11h00).
If the apartment is available and ready prior to the check-in time, it might be possible to arrange for an early check-in. In order to guarantee an early check-in in advance, the apartment must be booked the previous night.
In case of guests who wish to retain their apartment after 11 am (11h00), please arrange with the Lisboans Apartments’ reception. All apartaments are subject to availability and the following charges may apply: 50% of the price of the apartment in case of check-out before 5 pm (17h00); the full price of the apartament in case of check-out after 5 pm (17h00).
STANDARD OF ACCOMMODATION
We believe we have represented all the apartments that appear on the Lisboans Apartments’ website accurately. The apartments available for accomodation are not graded in the conventional way. However, they are all a high standard of cleanliness, comfort and furnishing.
OCCUPANCY / NUMBER OF GUESTS
On arrival, guests will be asked for their passports or identity cards, so that The Lisboans Apartments can register the guests in accordance with regulations. The capacity of each property has been decided by The Lisboans Apartments according to the size of the apartment and facilities at the building. The maximum number of guests is stated on each webpage, if you are unsure for any reason, please check on booking or contact The Lisboans Apartments’ Management Team. We would ask customers to state clearly when booking the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. The Lisboans Apartments reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given apartment after a booking has been made. If extra guests arrive at the property on or after the arrival date unexpectedly, The Lisboans Apartments’ Management Team is within the right to refuse the guests or make an additional charge.
PETS
Pets are welcome and allowed after arrangement and approval. Please contact us to know about the applicable conditions and additional fee. The pets shall be well-behaved and present a size-adequate to an apartment.
PAYMENTS
The payments to be made by the Client (including deposits) are to be made on the date(s) and in the amounts informed by The Lisboans Apartments’ Management. All additional charges have to be settled by the Client prior the check-out time. Under this terms and conditions, the Client authorises the settling of all outstanding charges which can be processed by The Lisboans Apartments’ using any credit or debit card details held on file.
COMPLAINTS
If, during the stay in the apartment, any guests should run into any problem or issue deemed as cause for complaint concerning our services, the matter should firstly be taken up in a friendly manner by contacting The Lisboans Apartments’ Management Team. If a satisfactory solution cannot be found, the guest should then report to the respective booking agent (travel agency, online platform, etc.) and, if he/she wishes so, request the Complaints Book to formalize his/her complaint. If the guest prefers, he can do so through the Electronic Complaints Book Platform, a digital platform where consumers and users can submit requests for information and complaints to regulatory/ supervisory entities. After a settlement is accepted by the guest, the case shall be closed and will not be re-opened. The liability of The Lisboans Apartments arising from any problem or issue concerning all the services provided to the Clients and respective guests shall not exceed the amount charged for the provision of the services.
CONDUCT & BEHAVIOUR
Guests are kindly asked to abide by any and all rules and regulations set out by The Lisboans Apartments. Rules and regulations are set out for everyone and are helpful when it comes to managing and running an accomodation business. The Clients and respective guests staying at The Lisboans Apartments should behave in an appropriate manner and be considerate of others, knowing and accepting that the usage of the apartments as well as the building’s common areas (lobby, lift, laundry room, corridors, stairways) should be equally orderly and civilised. Should any guest fail to behave in such a manner, The Lisboans Apartments’ Management Team may, at their absolute discretion, ask the offending guest(s) to vacate the apartment and the premises forthwith, and the Client will be charged not only for the booking’s total amount, but also for all the additional charges that may be applicable (including charges regarding the compensation of The Lisboans Apartments’ for any loss, damage, costs or expenses arising from the offending guest(s) behaviour).
RESPECT FOR OWNERS PROPERTY
In case of an event that leads to breaking or any kind of damage to any item inside the apartment or the building, The Lisboans Apartments’ Management Team should be informed immediately. Guests should not remove or take with them items from The Lisboans Apartments. Any items missing will be considered as stolen. Guests should also use the apartments and handle all fixtures and fittings with care and respect. Any loss or damage registered during the guests’ stay may be charged by The Lisboans Apartments using any credit or debit card details held on file.
VALUABLES
The Lisboans Apartments won’t be made liable for any direct or indirect damages that may occur during the Client’s as well as his/her guests’ stay at the accommodation, including (but not exclusive to): personal injury or damage to possessions, losses caused by arson, theft, criminal behaviour, misplacement, or Acts of God. Likewise, The Lisboans Apartments are not accountable for any problems related to the supply of services such as electricity or water, if these are beyond our control. The Lisboans Apartments is also not responsible for items or valuables that may be misplaced, stolen or left in the apartments or the building. We recommend guests to use the complimentary deposit safe available in each apartment.
Should a guest wish for any item to be received or helped by The Lisboans Apartments prior to arrival, during the accomodation or following departure, advance arrangement and approval by The Lisboans will be required. The Lisboans Apartments retains the right to deny receipt and deposit of such items. Any costs incurred for receipt, deposit and return of the items will be borne by the Client. All items are left at the owners risk and may be subject to search. Please note that should an item be locked or sealed it is the responsibility of the owner of the item to facilitate access. The Lisboans Apartments is not liable for any loss or damage to the items.
DOCUMENTATION
Guests are responsible for their own passports, identification documents, visas, health certificate requirements and other personal documentation, prior to arrival, during their accomodation and upon departure. The Lisboans Apartments will bear no responsibility for any delays, damages or expenses incurred due to any loss or irregularity in such documents.
CCTV
The Lisboans Apartment have CCTV installed in common, as well as in some staff areas of the property, and video recordings may be made. This activity is carried out for security and service reasons for the better management of The Lisboans Apartment and security of guests and staff.
IMAGE AND INTELLECTUAL PROPERTY RIGHTS
All photography or filming for commercial purposes must be authorised by The Lisboans Apartments. Any improper use of the property’s brand name, images or logo including, trademarks or trade names, made without consent of the property owners, will be subject to appropriate legal action.
All information, data and materials presented on this website, including identity, names, logos, content, layouts, are subject to copyright, trade mark rights, database rights and/or other intellectual property rights. Such content may be used only if previoulsly authorised, in writting, by The Lisboans Apartments and strictly enquired for permitted personal, non-commercial purposes. Any other use and/or reproduction of such content, without the prior written consent of The Lisboans Apartments is prohibited
and will constitute a breach of these terms and conditions and, as well,a violation of The Lisboans Apartments intellectual property rights.
Other registered trademarks that are not the property of The Lisboans Apartments, featured on this website, belong to their own owners.
